Rules and Regulations Regarding Animals
The Board of Governors of South Shore II Condominium Association do hereby grant to ______________________ permission to keep in Unit No.____ the following animal ________.
This permission is hereby granted based on the following conditions:
1) That any animal permitted at the unit does not soil or damage the common area.
2) No animal shall be allowed to run free on the common area.
3) No animal may be kept outside the unit unattended;
4) The animal will not be left unattended in the unit, if this results in noisy or offensive behavior to the detriment of other unit owners.
5) Owners are expected to utilize a "scooper" to clean up after their animals at all times.
6) Remember, there is a rule at Eastman that animals must be kept on a leash at all times.
The Board of Governors hereby adopts the following:
1) That upon the first written notification of violation of the above rules, that a warning will be issued.
2) Upon written notification of the second violation of the above rules, a $50.00 fine will be imposed.
3) Upon the third written notice of any violation of the above rules, that the owner's permission to keep the animal will be revoked.
4) Along with the fines any additional damages to the property resulting from the keeping of said animal at the unit and any cost incurred by the Association, including reasonable attorneys' fees, in enforcing the Condominium Declaration of Bylaws and Rules will be imposed upon the unit owner.
It is further noted that any owner that has leased the premises to a tenant who has violated the above rules, that the lease will terminate and the owner will evict the tenant upon being notified of repeated violations of any pet rules.
