The South Shore III Board of Directors is mindful of By-Law constraints against infringement into the Association's Common Areas by either the Association or individual Unit Owners. The Board has therefore adopted the following guidelines regarding the installation of air conditioning systems to insure quiet enjoyment for all South Shore III residents.
1.) Condensers-
a.) Up to but not to exceed 4 tons;
b.) Unit size and location must be approved by the BOD prior to the installation;
(Note: installation will not be allowed on the deckside of units.)
c.) Decibels can be up to but are not to exceed 76 unless additional permission is granted from the BOD;
d.) Owner to provide manufacturer's specs relative to size and decibels;
2.) Piping:
All piping must be enclosed in a wooden chase which is stained to match the condominium unit;
3.) Fencing:
Unit Owner is responsible for the cost to shield the condenser with a wooden fence (material and color to match unit siding) and camouflage the fence with plantings approved by the Association Forester;
4.) Responsibility:
Unit Owner is responsible for all expenses associated with the installation of system and any future maintenance thereof;
