Whereas, the Board of Directors of the South Shore III Condominium Association, is empowered to govern the affairs of the South Shore III Condominium Association pursuant to Article III of the By-Laws,
Whereas, there is a need to adopt specific rules regarding the maintenance of the rain gutter systems,
Whereas, it is the intent that this rule(s) shall be applicable to all Owners, and this resolution shall remain in effect until otherwise rescinded, modified, or amended by a majority of the Board of Directors,
Now, therefore, be it resolved that the following rule(s) regarding the rain gutter systems are hereby adopted by the Board of Directors:
a.) The Association will be responsible for the maintenance of the rain gutter systems unless the damage is the result of owner/guest/tenant negligence;
b.) The Association will pay for one cleaning per year. The cleaning will be done once in the late fall;
c.) Any additional cleanings requested by an owner will be at the owner’s expense;
