An Ounce of Prevention is a Pound of Cure

Be proactive and avoid unnecessary damage by conducting a yearly inspection of the following elements and replace them as needed.

Washing Machine Hoses;
Sink Traps;
Water Heaters;
Floor Drains – pop off the cover and inspect to be sure the drain pipe is free of debris and is functional;
Dryer Vents and Hoses;
Main Water Valve located in the lower level or crawl space of your unit.  If you have one of the original “wheel handles”, we recommend it be replaced with a lever handle.
Dehumidifiers – plumb them to a drain or the exterior (requires BOD approval) for optimum use;
Solenoid Water Shut Offs – Remember to leave instructions for visitors as to the location.  Also, keep in mind that a power outage effects the use of  water operated by a solenoid switch.

Helpful Tips:

Do not use toilet tablets that contain bleach as the bleach will cause premature deterioration of the rubber gaskets;

Absentee Owners - Always shut off the main water supply to your unit and shut off the power to your electric hot water heater.  This should be routine for any absences of 24 hours or more.

Ice Makers – remember to lift the bar if shutting off the main water supply as the ice maker will continually try to cycle and produce ice.

Smoke Detectors – Periodically vacuum them to help eliminate “faulty beeping” caused by dust;

Chimney Clean Outs – Sprinkle some carpet deodorize in the clean out chamber to minimize the creosote odor that is so common during the warmer, damp months.
