We have recently had multiple requests and/or inquiries regarding walkway lights. The Board of Directors has approved the following policy:
1.)
Light fixtures and uprights must be metal (not PVC) and consistent in style with others throughout the Association—see unit #7. If there are no existing walkway uprights, wooden posts consistent with other walkway uprights must be installed to attach the lights;
2.)
All cost associated with the initial installation and any future maintenance will be the sole responsibility of the unit owner. Neither the Association nor Management is responsible for damage to the installed lights or electrical wiring caused during maintenance or repairs to the common areas.
3.)
Electrical cable must be laid underground and covered with reflective paper prior to burying;
4.)
Unit owner is responsible for any damage to the walkway and/or common grounds as a result of the installation.
5.)
Number of fixtures to be approved by the Board on an individual basis with length of walk and number of stairs being taken into consideration;
6.)
Unit owner must obtain any permits required by the Eastman Community Association;
7.)
Contractor must be licensed and insured with contractor “evidence of insurance” being provided to the Association prior to the commencement of any work; all work must comply with any applicable codes;
8.)
Approval is valid for 12 months from the date of written Board approval, after that date, the unit owner must re-submit the request;
10.) All work must be completed within 60 days of commencement.
Although we have included the approved guidelines to help you expedite quotes from local electricians, please remember you must still submit a written request and wait for Board approval before the project can be started.
