Propane Policy

Underground Tanks:

1.Piping cannot be attached to the walkway, deck or their supports; underground piping shall be 18” or deeper and covered with reflective paper, if not 18” or deeper, piping must be properly sleeved. ALL piping under a road or driveway shall be a minimum of 18” or deeper and sleeved;
2.If a system is installed which uses the chimney for venting; a stainless steel liner must be installed to prevent condensation from building up in the tiles; (Note: some units may already have a stainless liner in place.)
3.The unit owner shall be responsible for the cost to remove and re-attach any lines and/or heating apparatus if  removal is necessary for Association’s maintenance of the building;
4.The unit owner shall be responsible for the cost to enclose the meter.  To maintain consistency throughout, the Association will contract the work and bill the owner accordingly;
5.All cost associated with the initial installation and any future maintenance shall be the sole responsibility of the unit owner including the maintenance of all exterior vents; (Please note that the Association is not responsible for the exterior vents, tank, and pricing contracts.)
6.If an existing tank can not be used, the Board must approve the new tank location. The number of users on an existing tank must also be pre-approved.
7.The unit owner shall be responsible for restoring the grounds to the original condition;
8.Unit owner must obtain any permits required by the Eastman Community Association and/or Town of Grantham;
9.Unit owner must provide the Association with their contractor’s “evidence of insurance” prior to the commencement of any work.  All work must comply with existing codes.
10.Approval is valid for 12 months from the date of written Board approval, after that date, the unit owner must re-submit the request.
11.All work must be completed within 60 days of commencement. 


Above Ground Tanks:

If there are no alternatives other than the use of above ground tanks, the following additional rules will apply:

1.The Board must approve the location of the above ground tank{s};
2.Tanks, installed against a building, shall be enclosed in a wooden chase {to code} similar to that of the electrical meter housing; otherwise, free standing tanks shall be enclosed in such a manner as required by the Board of Directors;
3.Any piping that runs along the siding must be securely attached and painted to stain unit;

No changes to the original request and subsequent approval can be made without the prior written consent of the Board of Directors.
